One loan for the house and the repairs
An FHA 203(k) loan lets a buyer, or a current owner refinancing, finance the purchase or existing balance and the cost of repairs in a single mortgage. The loan amount is based on the value of the home after the work is complete, and the renovation money is held in an account and released as the work is finished. There are two versions: Limited and Standard.
203(k) Limited
The Limited program is meant for smaller projects that do not involve major structural work. Typical examples are a new roof, flooring, updated kitchen or bath, HVAC replacement or exterior repairs. It has a lower cap on the repair amount than the Standard program, and it is generally the simpler path. Confirm the current limit with your lender, since HUD updates it.
203(k) Standard
The Standard program fits larger projects, including structural repairs, room additions or major remodeling. It normally requires a HUD-approved 203(k) consultant, who prepares the work write-up, cost estimate and draw schedule. More paperwork means more time, but it allows work the Limited version does not.

Basic requirements
Because it is an FHA loan, the standard FHA rules apply: minimum credit score and down payment guidelines, mortgage insurance, and the home must be a primary residence. Work must be done by licensed, insured contractors, and permits must be pulled where required. Ask your loan officer about current credit and down payment requirements, because they vary by lender and change over time.
